What is Chain of Title?

Chain of title refers to the historical sequence of property ownership transfers from the original owner to the current owner. Each transfer is documented by a deed recorded in public records.

A complete chain of title shows that each successive owner properly acquired title from the previous owner. When gaps, errors, or irregularities appear in this chain, title becomes "clouded" and may be unmarketable.

Common Chain of Title Problems

Missing Deeds

A link in the ownership chain cannot be found in public records

Recording Errors

Mistakes in legal descriptions, names, dates, or other recorded information

Forged Documents

Prior deeds signed by someone who did not have authority

Unrecorded Transfers

Property was sold but the deed was never recorded

Adverse Possession

Someone possessed the property without legal transfer, potentially affecting title
