Our services consist exclusively of curative title diagnostic research and factual analysis. Diagnostics document title defects, provide risk assessments, and identify potential resolution pathways—but do not constitute legal advice or attorney work product.

All legal filings, probate proceedings, quiet title actions, and attorney-client relationships must be handled by licensed attorneys in the relevant jurisdiction. Our diagnostics inform legal strategy but do not replace legal counsel.

Not a Title Insurance Company

Acquire, Inc., doing business as Title Rescue Desk, does not issue title insurance, title opinions, or title guarantees.

Our diagnostic services provide factual research and risk analysis—not insurance coverage or guarantees of marketable title. Title insurance must be obtained from licensed title insurance companies.

Diagnostic Fees & Payment Terms

Diagnostic fees are paid upfront and earned upon delivery of the written diagnostic report.

Fees are not contingent on closing success, cure execution, or transaction completion. Payment is for research, analysis, and written documentation—regardless of diagnostic outcome. Some diagnostics conclude that properties are not feasibly curable.

Closing Credit (Discretionary): In some transactions, diagnostic fees may be credited toward closing costs at the discretion of the buyer, seller, or other transaction parties. This is a negotiated term between parties— not a guarantee provided by Acquire, Inc. or Title Rescue Desk. Our diagnostic fee is earned upon report delivery, regardless of whether the transaction closes or whether parties agree to credit the fee.

No Guarantee of Resolution

Title Rescue Desk diagnostics provide risk intelligence and potential cure pathways— not guarantees of successful title clearing or transaction closing.

Some title defects are terminal and cannot be economically or legally cured. Our diagnostic may conclude that a transaction should be abandoned. Clients pay for research, analysis, and documented clarity—not for predetermined positive outcomes.

Cure execution, if pursued, requires coordination with attorneys, title companies, courts, and other parties beyond our control. We cannot guarantee cure timelines, cure costs, or successful resolution.

No Guarantee of Closing or Reimbursement

Acquire, Inc. and Title Rescue Desk make no guarantee that transactions will proceed to closing or that diagnostic fees will be reimbursed, credited, or recovered. Diagnostic fees are paid upfront for research services rendered—not contingent on closing success or fee recovery at closing.

Independent Diagnostic Services

Acquire, Inc., doing business as Title Rescue Desk, provides independent curative title diagnostic services.

Our role is to research, analyze, and document title defects—providing written intelligence that enables clients and their professional advisors to make informed decisions about whether to pursue resolution, partner with other parties, acquire the property, or abandon the transaction.

What We Provide:

  • Written diagnostic reports identifying title defects and classification
  • Risk ratings (A–D) assessing curability and complexity
  • Documented cure pathways or no-go recommendations
  • Coordination with attorneys, title companies, and other professionals (when engaged for resolution coordination)

What We Do NOT Provide:

  • Legal advice, legal representation, or attorney work product
  • Title insurance policies or title insurance underwriting
  • Guarantees of title clearance or transaction success
  • Court filings, probate representation, or litigation services
  • Real estate brokerage, investment advice, or property appraisals

Our diagnostics serve as independent intelligence—similar to inspections, appraisals, and environmental reports—designed to inform professional decision-making. Legal services must be provided by licensed attorneys. Title insurance must be issued by licensed title insurers. Real estate transactions must be brokered by licensed real estate professionals where applicable.

Limitation of Liability

To the maximum extent permitted by law, Acquire, Inc. and Title Rescue Desk's liability is limited to the amount of diagnostic fees paid by the client for the specific diagnostic engagement in question.

We are not liable for indirect, consequential, special, incidental, or punitive damages, including but not limited to:

  • Lost profits or business opportunities
  • Transaction failure or inability to close
  • Legal fees or costs incurred in cure attempts
  • Property value diminution or holding costs
  • Damages arising from third-party actions or decisions

Diagnostics are informational research services. Clients retain sole responsibility for all acquisition, cure, and disposition decisions.

Client Reliance & Independent Judgment

Clients must exercise independent judgment in reliance on diagnostic findings.

Our diagnostics provide factual research and risk analysis as of the date of report delivery. Clients should consult licensed attorneys, title companies, and other professional advisors before making acquisition, cure, or disposition decisions. We are not responsible for decisions made based on diagnostic findings.

Referral Relationships

Acquire, Inc. and Title Rescue Desk do not pay referral fees or kickbacks to referring professionals.

Realtors, attorneys, title companies, and other professionals who refer clients to our services have no financial obligation, no liability for diagnostic outcomes, and no responsibility for client engagement or payment. Referrals are professional resource suggestions— not endorsements or guarantees.

Confidentiality

Client documents and diagnostic findings are confidential. We do not share, sell, or distribute client data to third parties. Diagnostic findings are delivered exclusively to the client who commissioned the report—not to referring professionals, unless client specifically authorizes distribution.
